Indigenous-Owned and Led
AIRE is an Indigenous-owned and led firm. Our founder is a citizen of the Métis Nation of Ontario. We are seeking certification as an Indigenous business through the Canadian Council for Indigenous Business (CCIB). We regard building a durable, institutional-grade Indigenous-owned investment platform as a concrete contribution to economic reconciliation, not a label.
Our ESG Pillars

Environment
- Efficiency in every renovation: every value-add project includes an energy and water efficiency scope, from the building envelope and heating and cooling to lighting, glazing, and submetering. Improving older stock is higher-impact than building new, because the most carbon-efficient building is often the one that already exists, made better.
- Lower costs as we lower emissions: this work cuts operating costs and emissions, improves comfort for residents, and earns energy-related benefits under CMHC programs that strengthen our financing. We expect efficiency improvements to cut a building's energy use by roughly one-fifth at a typical asset, which can lower residents' own utility costs where units are separately metered.
- Measured and published: we work toward carbon neutrality where appropriate, responsible water use, less waste to landfill, and sustainable procurement. As assets come online, we will publish energy and water use per unit and our progress against these targets.

Social
- Access first: opening a genuinely institutional offering to ordinary investors, at an accessible minimum and on the same terms as the largest investor beside them, is our central social contribution. For most of its history this kind of investing was gated to the wealthy and to large institutions.
- Housing people need: we own and improve workforce and necessity housing at rents people can afford, and we maintain it well. Each renovation is also a chance to make homes healthier, with attention to indoor air quality and reduced exposure to harmful materials.
- Our people and our giving: we treat residents, employees, partners, and investors fairly and with respect. Rather than directing investors' capital to causes we have chosen on their behalf, we focus on making investors successful so they can give as they choose, while our own team gives its time to the communities we work in.

Governance
- Alignment by structure: no management fee, and we are paid only on performance above an 8% return per year, settled in units that stay invested alongside you, with our own capital committed beside yours.
- Transparency and fair valuation: we publish our models, expenses, and independent appraisals on a regular cadence, and our year-end valuations are anchored to independent third-party appraisals, with an independent-majority board phased in as we scale and a conflicts-of-interest policy.
- Integrity and no hidden costs: the property managers and contractors we work with confirm anti-bribery, anti-money-laundering, sanctions, and data-privacy standards, and we charge no hidden fees or loads, only cost recovery.
ESG Is Integrated into Every Deal
ESG is not a report we write after the decisions are made. We screen every opportunity before it advances, and we will decline a transaction outright for a serious problem connected to the asset or the seller, such as a connection to human-rights violations, to corruption, or to significant unaddressed environmental harm. For deals that pass, we build a specific, costed environmental and social plan during diligence, document it in the investment decision, and deliver it in operation through annual property plans, the partners we select, regular site-level reporting, and manager incentives tied to specific ESG targets.
This is underwriting, not virtue signalling. Efficient, healthy, well-run buildings hold their residents, support their ability to pay rent, and preserve value, which is why we are confident the commitment will last. We maintain a Responsible Investment and ESG Policy, and we will publish our ESG reporting as the platform begins operating.
